Some Sarasota sales are simple, and some involve several records offices. Listing may suit you if you want the widest exposure and have time for preparation and showings. If you would rather have a direct offer, an as-is agreement, and a closing date you help set, compare a cash offer from HBS.
A well-kept home is welcome
You do not need storm damage or a long repair list to ask HBS for an offer. Some owners are buying their next home, moving closer to family, or simply want to skip months of showings. Tell us about the updates you have made and the date you want to move. If our offer does not fit your goals, listing may be the better route for you.
An older housing stock in the city
Census Bureau estimates for 2020 to 2024 count about 32,300 housing units in the City of Sarasota, and about 58 percent were built before 1980. The median year built in the city is 1976, compared with 1988 for Sarasota County as a whole. Mobile homes make up about 4 percent of the city's housing units. Original plumbing, wiring, windows, or roofs do not have to be replaced before you ask for an offer, but any permits and receipts you have help explain the house.
Flood maps and the 50 percent rule
FEMA issued new flood maps affecting Sarasota County property owners on March 27, 2024, so an older flood-zone letter may be out of date. The Property Appraiser's parcel record shows flood zone data near the bottom of the page. The city compares repair costs with the building's market value, based on the Property Appraiser's building value adjusted by the Appraiser's factor or on a qualifying appraisal, and it requires new or substantially improved buildings to sit at least 1 foot above the base flood elevation. For houses in unincorporated areas, the county screens storm repairs first: at 30 percent or less of the Property Appraiser's building value, the flood review can be conditionally approved, and above that a full substantial damage review applies. The county also adds up separate permits for a single project when it applies the 50 percent threshold.
Property taxes and your next home
Unpaid Sarasota County property taxes become delinquent on April 1 of the following year, when the Tax Collector adds a 3 percent penalty. If they stay unpaid, a tax certificate, which is a lien on the property, is sold on or before June 1, and the amount due rises substantially. A certificate holder can apply for a tax deed after two years, and the property may then be sold at a public auction run by the Clerk. If you are moving to another Florida home, you must own and live in it on January 1 and apply by March 1 to claim the homestead exemption for that year.
Sarasota-area market numbers
In August 2026, single-family closed sales in the North Port-Sarasota-Bradenton metro area, which covers Manatee and Sarasota counties, rose 3.3 percent from a year earlier to 1,333, and the median sale price rose 2.2 percent to $485,000, according to Florida Realtors. Townhouse and condo closed sales rose 16.8 percent to 522, with a median sale price of $309,225, up 4.1 percent. Condos are a large part of the local mix: the 2026 preliminary tax roll counts 53,935 condominium parcels in Sarasota County, about 17.5 percent of all parcels, compared with about 14.5 percent statewide. Metro figures are background, not a price for your home, which depends on its location, condition, and recent comparable sales.
